These terms govern your use of the RezRescue platform. By creating an account or using our services, you agree to the following.

Overview
RezRescue is an online platform that connects University of Toronto Mississauga (UTM) international and domestic students with verified off-campus housing communities in the Greater Toronto Area. RezRescue is operated in the Province of Ontario, Canada.
By accessing or using the RezRescue platform, you agree to be bound by these Terms of Service. Please read them carefully. If you do not agree to these terms, you may not use the platform.
These Terms were last updated on February 17, 2026. RezRescue reserves the right to update these Terms at any time. Continued use of the platform after changes constitutes acceptance of the revised Terms.
Eligibility
To use RezRescue, you must meet all of the following criteria:
- You must be currently enrolled as a student at the University of Toronto Mississauga (UTM).
- You must register with a valid University of Toronto email address (ending in
@mail.utoronto.ca). - You must be at least 17 years of age.
- You must provide truthful and accurate information during registration and throughout use of the platform.
RezRescue reserves the right to verify eligibility at any time and to suspend or terminate accounts that do not meet these requirements.
Services
RezRescue provides a technology platform that connects eligible students with verified landlords and property managers who operate off-campus housing communities. Specifically, RezRescue:
- Lists curated housing communities verified by our team for suitability for UTM students.
- Facilitates the submission of rental applications from students to property managers.
- Provides tools to securely store and share application documents with relevant parties.
Platform Access Tiers
RezRescue offers tiered access plans: Free ($0), Premium ($39 CAD one-time), and Priority ($79 CAD one-time). Paid tiers unlock full community addresses, application submission, priority review, and additional benefits. Browsing, creating profiles, and forming roommate pods are available on all tiers including Free.
Important Clarification
RezRescue is a technology intermediary, not a landlord. RezRescue does not own, manage, or control any residential property listed on the platform. RezRescue does not guarantee placement in any housing community. Acceptance decisions are made solely by the respective property managers.
User Responsibilities
By using RezRescue, you agree to the following obligations:
- Accurate Information: All personal, academic, and financial information you provide must be truthful, current, and accurate. Submitting false or misleading information is grounds for immediate account termination.
- Genuine Documents: All documents uploaded to your Document Vault (government-issued ID, proof of enrollment, financial statements, etc.) must be authentic and unaltered. Uploading forged or manipulated documents is a violation of these Terms and may constitute fraud.
- Timely Response: If a property manager extends an acceptance offer, you must respond within 48 hours. Failure to respond within this window may result in the offer being withdrawn.
- Account Security: You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account.
- Lawful Use: You may not use the platform for any unlawful purpose or in any way that violates these Terms, any applicable laws, or the rights of others.
Payments and Refunds
RezRescue offers tiered platform access: Free ($0), Premium ($39 CAD one-time), and Priority ($79 CAD one-time). Paid tiers grant access to full community addresses, application submission, priority review, and additional benefits across all listed communities. These are one-time fees — there are no recurring charges.
All payments are processed securely through Stripe, a third-party payment processor. RezRescue will never store your full payment card details on its servers.
Refunds are available within 30 days of purchase if no application has been reviewed. After the refund window closes or an application has been accepted, payments are non-refundable. Contact support@rezrescue.com for refund requests.
Privacy
Your privacy is important to us. RezRescue collects, uses, and protects personal information in accordance with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) and applicable Ontario privacy law.

By using the platform, you consent to the collection and use of your information as described in our Privacy Policy.
Limitation of Liability
RezRescue operates solely as a technology platform that facilitates connections between students and housing providers. To the maximum extent permitted by applicable law:
- RezRescue is not responsible for the actions, conduct, representations, or omissions of any landlord, property manager, or other third party accessed through the platform.
- RezRescue does not warrant that listings are accurate, complete, or available, and makes no guarantee regarding the outcome of any application.
- RezRescue's total liability to you for any claim arising out of or related to these Terms or your use of the platform shall not exceed the amount you paid to RezRescue in the twelve (12) months preceding the claim.
- In no event shall RezRescue be liable for indirect, incidental, special, consequential, or punitive damages of any kind.
Governing Law
These Terms of Service are governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein, without regard to conflict of law principles.
Any disputes arising under these Terms shall be subject to the exclusive jurisdiction of the courts located in the Province of Ontario, Canada. By using RezRescue, you irrevocably consent to the personal jurisdiction of such courts.
