Terms of Service

RezRescue is an online platform that connects University of Toronto Mississauga (UTM) international and domestic students with verified off-campus housing communities in the Greater Toronto Area. RezRescue is operated in the Province of Ontario, Canada.

By accessing or using the RezRescue platform, you agree to be bound by these Terms of Service. Please read them carefully. If you do not agree to these terms, you may not use the platform.

These Terms were last updated on March 27, 2026. RezRescue reserves the right to update these Terms at any time. Continued use of the platform after changes constitutes acceptance of the revised Terms.

To use RezRescue, you must meet all of the following criteria:

• You must be currently enrolled as a student at the University of Toronto Mississauga (UTM).
• You must register with a valid University of Toronto email address (ending in @mail.utoronto.ca).
• You must be at least 17 years of age.
• You must provide truthful and accurate information during registration and throughout use of the platform.

RezRescue reserves the right to verify eligibility at any time and to suspend or terminate accounts that do not meet these requirements.

RezRescue provides a technology platform that connects eligible students with verified property managers who operate off-campus housing communities. Specifically, RezRescue:

• Lists curated housing communities verified by our team for suitability for UTM students.
• Facilitates the submission of rental applications from students to property managers.
• Provides tools to securely store and share application documents with relevant parties.
• Enables roommate matching within communities through invite links and roommate pools so students can form groups before placement.
• Provides a referral program where students who refer four friends who complete their profiles receive a waiver of the Priority upgrade fee.

By using RezRescue, you agree to the following obligations:

• Accurate Information: All personal, academic, and financial information you provide must be truthful, current, and accurate. Submitting false or misleading information is grounds for immediate account termination.
• Genuine Documents: All documents uploaded to your Document Vault (government-issued ID, proof of enrollment, financial statements, etc.) must be authentic and unaltered. Uploading forged or manipulated documents is a violation of these Terms and may constitute fraud.
• Timely Response: If a property manager extends an acceptance offer, you must respond within 72 hours. Failure to respond within this window will result in the offer being automatically withdrawn and the spot re-opened to other applicants.
• Account Security: You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account.
• Lawful Use: You may not use the platform for any unlawful purpose or in any way that violates these Terms, any applicable laws, or the rights of others.

Property Managers ("PMs") who list communities on RezRescue agree to the following additional terms:

• Placement Fee: PMs are invoiced a placement fee of $498 CAD per confirmed student placement. This fee is invoiced at the time the student commits (pays $128), not at move-in. Payment is due within 30 days of invoice issuance.
• Referral Fee: For students referred to the platform by PMs, a referral fee of $498 CAD is invoiced upon the referred student's commitment to any community.
• Application Review: PMs must review applications in a timely manner. Students who are accepted must receive a response within the platform — not through external channels.
• Accurate Listings: All community listings must be truthful regarding amenities, pricing, availability, and proximity to campus. Misleading listings are grounds for removal.
• Student Data: PMs may access student application documents only for the purpose of evaluating rental suitability. PMs may not share, sell, or use student data for any purpose other than the housing application process.

RezRescue uses a multi-step payment model. By making any payment on the platform, you acknowledge and agree to the following terms in their entirety:

• Priority Upgrade ($128 CAD, optional): A one-time fee to move to the top of the application queue. Charged immediately. Refundable within 30 days only if no application has been reviewed by a property manager. Once any application enters review, the Priority fee is non-refundable.
• Application Deposit ($128 CAD): When accepted to a community, students pay this deposit to confirm their commitment. This deposit is refundable within 30 days unless accepted to a community. It unlocks community access, PM messaging, and roommate matching. If the property manager is unable to place the student, a full refund is issued.
• Placement Credit: Upon confirmed placement, the $128 application deposit is credited toward first month's rent with the property manager. Students are not double-charged.
• No Chargeback Policy: By making a payment, you agree not to initiate a chargeback or payment dispute with your bank or card issuer. Chargebacks filed in bad faith may result in account termination and collection action. If you believe a charge is unauthorized, contact support@rezrescue.ca first.

All payments are processed securely through Stripe, a PCI-DSS Level 1 certified payment processor. RezRescue never stores your full payment card details. Payment amounts are in Canadian Dollars (CAD). International students may incur foreign exchange fees from their card issuer — RezRescue is not responsible for these fees.

Your privacy is important to us. RezRescue collects, uses, and protects personal information in accordance with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) and applicable Ontario privacy law.

By using the platform, you consent to the collection and use of your information as described in our Privacy Policy.

RezRescue handles sensitive personal documents including government-issued identification, proof of enrollment, and financial information. We take this responsibility seriously:

• Encrypted Storage: All documents are stored in encrypted, access-controlled storage buckets. Documents are never publicly accessible and are only shared with the specific property manager reviewing your application.
• Purpose Limitation: Your documents are used solely for the purpose of evaluating your rental application. They will not be sold, shared with third parties, or used for marketing.
• Right to Deletion: You may request deletion of your documents and personal data at any time by contacting support@rezrescue.ca. Deletion will be processed within 30 days, subject to legal retention requirements.
• Breach Notification: In the event of a data breach affecting your personal information, RezRescue will notify you within 72 hours and take immediate remedial action in accordance with PIPEDA requirements.

By uploading documents to RezRescue, you grant us a limited, revocable license to store, process, and share these documents with property managers for the sole purpose of facilitating your housing application.

• Acceptance decisions are made solely by property managers based on their own criteria.
• Unit availability is subject to change without notice. A community listing does not guarantee unit availability.
• RezRescue is not responsible for the quality, safety, or condition of any property listed on the platform. Students are encouraged to conduct in-person or virtual tours before committing.
• Roommate matching is a convenience feature. RezRescue does not guarantee compatibility and is not responsible for disputes between roommates.

RezRescue operates solely as a technology platform that facilitates connections between students and housing providers. To the maximum extent permitted by applicable law:

• RezRescue is not responsible for the actions, conduct, representations, or omissions of any property manager or other third party accessed through the platform.
• RezRescue does not warrant that listings are accurate, complete, or available, and makes no guarantee regarding the outcome of any application.
• RezRescue's total liability to you for any claim arising out of or related to these Terms or your use of the platform shall not exceed the amount you paid to RezRescue in the twelve (12) months preceding the claim.
• In no event shall RezRescue be liable for indirect, incidental, special, consequential, or punitive damages of any kind.
• RezRescue is not liable for any data breach, unauthorized access, cyberattack, or security incident affecting the platform or its third-party service providers (including Supabase, Stripe, and Resend), to the maximum extent permitted by law. While we implement industry-standard security measures, no system is completely immune to attack. You use the platform at your own risk.
• RezRescue is not responsible for losses arising from the actions or negligence of third-party payment processors, cloud infrastructure providers, or property managers.

RezRescue reserves the right to suspend or terminate any account at any time, with or without notice, for:

• Providing false, fraudulent, or misleading information during registration or application.
• Uploading forged, altered, or fraudulent documents to the Document Vault.
• Filing a chargeback or payment dispute in bad faith.
• Harassment, abuse, or threatening behavior toward other users, property managers, or RezRescue staff.
• Any violation of these Terms of Service.

Account termination does not entitle the user to a refund of any fees previously paid. Outstanding PM invoices remain due regardless of account status.

You agree to indemnify, defend, and hold harmless RezRescue, its officers, directors, employees, and agents from and against any and all claims, liabilities, damages, losses, costs, and expenses (including reasonable legal fees) arising out of or in connection with:

• Your use of or inability to use the platform.
• Your violation of these Terms of Service.
• Your violation of any rights of another person or entity.
• Any dispute between you and a property manager regarding housing, deposits, or rental agreements.

These Terms of Service are governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein, without regard to conflict of law principles.

Any disputes arising under these Terms shall be subject to the exclusive jurisdiction of the courts located in the Province of Ontario, Canada. By using RezRescue, you irrevocably consent to the personal jurisdiction of such courts.

In the event of a dispute arising from these Terms or your use of the platform:

• Informal Resolution: You must first contact RezRescue at support@rezrescue.ca and allow 30 days for resolution before initiating any legal proceedings.
• Class Action Waiver: You agree to resolve any disputes with RezRescue on an individual basis only. You waive the right to participate in a class action, class arbitration, or any consolidated proceeding.
• Small Claims: Either party may bring an action in small claims court in the Province of Ontario if the dispute qualifies.

RezRescue shall not be liable for any failure or delay in performance resulting from circumstances beyond our reasonable control, including but not limited to:

• Natural disasters, pandemics, government actions, or civil unrest.
• Internet outages, infrastructure failures, cyberattacks, or third-party service provider downtime (including Stripe, Supabase, Vercel, or Resend).
• Changes in applicable law, regulation, or government policy.

RezRescue provides the platform on an "as is" and "as available" basis. We do not guarantee uninterrupted, error-free, or secure access to the platform. Scheduled maintenance may result in temporary downtime. We will make reasonable efforts to provide advance notice of planned outages.

If any provision of these Terms is found to be invalid, illegal, or unenforceable by a court of competent jurisdiction, the remaining provisions shall continue in full force and effect.

These Terms of Service, together with the Privacy Policy and Cookie Policy, constitute the entire agreement between you and RezRescue regarding your use of the platform and supersede all prior agreements, representations, and understandings.

No waiver of any term shall be deemed a further or continuing waiver of such term or any other term. RezRescue's failure to enforce any right or provision of these Terms shall not constitute a waiver of such right or provision.
